A deposit equivalent to the first nights booking is required for all telephone reservations.
This also applies to on-line bookings.
Check-in 4pm to 7pm. (unless previously arranged) No arrivals after 10.30pm. Check-out 11am.

When you make your booking and we have received the required deposit/taken a debit or credit card number to secure the booking, a legally binding contract exists between us that is non-cancellable and non-refundable, except in accordance with the policy outlined below. As such you may still remain liable to pay in full or in part for the booking. If for some reason you do need to cancel, it is important that you tell us at the first opportunity so that we may attempt to re-let your room and minimise your loss. You should consider taking out cancellation insurance to protect you against possible loss.
We will allow you to cancel your booking without penalty and receive a full refund, but you must do so more than 7 days before the due date in writing, or by email to ourselves.
Cancellation with less than 7 day’s notice will result in the loss of your deposit.
Cancellation with less than 48 hour’s notice may leave you liable to pay in full for the booking.
We will acknowledge receipt of your cancellation by return. Please do not consider your booking cancelled until you receive our confirmation. If you do not cancel but fail to arrive for your stay with us, you agree that the sum due for your stay will be debited from the credit/debit card in full and final settlement.
We will only cancel your stay with us if your accommodation was unavailable for reasons beyond our control. Under such circumstances we would attempt to offer you alternative accommodation. If this was not possible or unacceptable to you, then we would refund all monies paid by you for your stay. Except in exceptional circumstances, our liability would not extend beyond this refund.
Should you book a room that is specifically for a certain configuration (e.g. 2 Adults) and your booking party does not conform to the specification, we will not be liable to you for fulfilment of your booking and a refund may not be made.
We reserve the right to terminate your booking immediately without being liable for any refund or compensation where you engage in unacceptable behaviour that causes a disturbance or nuisance to other guests. You may also be liable for any damage caused by you during your stay, in which case additional charges may be incurred.
If anyone is diagnosed with COVID 19 whist staying with us and is unable to return home they will be expected to pay all costs during their stay.
Other than for death or personal injury caused by our negligence or misrepresentation, our total liability to you is limited to the price of the booking and in no circumstances will be responsible for any indirect or special damages.
